EP 20: Corey Oliver - 250+ Units on the South Side of Chicago in 15 Years!

Recruited back to the company to support their growth and oversee their $10M real estate portfolio, consisting of 150+ rental units on the south and west sides of Chicago. Serves as the company representative when assessing and pursuing investment strategies. Developed proformas to measure the feasibility of potential acquisitions. Identifies new assets that meet the company’s investment criteria. Creates the rehabilitation plan and budget for all new projects acquired. Analyzes market trends and shifts to decide when to best recycle assets and capital. Developed analytical tools and financial analysis reports for the CEO and the company’s private investors. Recently planned and managed a $5M 60-unit redevelopment project. Notable Contributions:

  • Led the company to be the first to deploy Opportunity Zone dollars in a community within the Chicago area.

  • Moved $2M in stagnant company assets to better performing positions by designing and implementing a capital repositioning strategy. In addition, netted 35% on investment by organizing the sale of non-performing assets.

  • Increased occupancy in the company’s asset portfolio by 20%, taking it from 65% to 85% in under a year.

  • Reduced annual spending by $100K by streamlining company procedures to reduce redundant spending and increase portfolio performance visibility. Maintained the revenue generation level despite these improvements.

  • Drove additional gross income of over $500K within 6 months and added almost 400 units under management by creating and implementing a strategy to enter into a new market sector.

  • Developed an ancillary business, Strength in Management, to handle third-party property management of refurbished rentals.

  • Nominated for the 2020 Chicago Defenders Men of Excellence Award, which selects 50 black men every year who are influencing and contributing to the community.
